Understanding Your Roofing Warranty

Many building owners and facility managers tend to focus on the length of the warranty and never fully understand the specifics of what is, and what is not, covered by the roofing warranty. This can lead to very unpleasant surprises later on. Fully understanding a typical warranty can help you select the option that best meets your needs.

First, understand that roofing warranties are geared more toward protecting the manufacturer than protecting the building owner. With this in mind, it's really important that you understanding following before you sign off on your warranty purchase:

  1. READ your warranty! Understanding what is and isn't covered can save you thousands of dollars. Warranties can provide materials-only, labor-only, and full-system coverage.
  2. Always have your attorney review the warranty before contracting with a roof installer. It is ALWAYS the fine print that gets the manufacturer, or contractor, off the hook, leaving you with a worthless warranty.
  3. All warranties have exclusions that you should be aware of up front. Failure to understand what is and isn't covered can be very expensive. A typical roof warranty will not cover the cost of a leak repair if the issue was caused by fire, lightening, high winds, hail, earthquakes, negligent acts, misuse, vandalism, or loss of integrity of the structure.
  4. If anyone works on your roof other than the contractor who issued the warranty, the warranty will be void.
  5. It is critical that you maintain a working relationship with the contractor who installed your roofing system. When there is any maintenance, repair, storm damage, or warranty work required, you have a trusted contact to call for assistance.
  6. Keep a copy of your warranty on file for the life of your roof. When the property sells, or a new Board of Directors takes over and a new manager is put into place, the file is there for the new team to access for warranty information.
